Mike, I agree a polyurethane is probably best. Oil based has great durability, but is slow to dry and has a strong odor. I've had good luck with various contractor grade waterbased polyurethanes. Some even offer a crosslinker additive to get extra durability out of the top coat(s).

: Mike, in answer to your question, Pine is a "soft" wood, and Yacht varnish is not a good floor product, a standard Oil Based Polurethane is all you need, if you would like some expert advice, go to www.floorboards.com
