Thanks again. I know I posted on 2 boards, because I wanted to get on with the job, and wanted to make sure to get as many opinions as possible. I had read your answer about the hardwood **after** reading the other board (about sanding). After which I figured that I can always lay the hardwood & tiles on 2/3 of the floor just so that the plumber & electrician can get on with their jobs - which they won't do until the floor is laid & the cabinets are available.

But now, after clicking your link, I see that the Sureply option is even more complicated than the polyurethane. So I may just go with the latter (plus sanding) after all. I just hope the smell dissipates quickly. I wonder if the attic fan would help.

P.S. I know it seems like sorta leading a double life (posting on 2 boards) but I'm desperate. You can't imagine my situation - it's a long story & not subject matter for this board.
